700% Forecast Increase for 2026

The number of home sales forecast for 2026 is expected to be approximately 450,000 compared to the 64,000 sales of 2025, opening a 7X increase in buying opportunities during 2026 or 386,000 more homes.

Prices Will Continue to Increase

But, The Rate of Those Increases will Get Smaller Until 2029

 

While home prices  will continue to increase over the next four years, the percentage of those rates (the amount of the increases) will continue to decline until 2029.

Consumer Sentiment Improvement

The precipitous decline in Consumer Sentiment about the FUTURE that occurred in 2021 is depicted in the graphs to the right and below.  It was a response to other  adverse economic factors explained further in the slides that follow.

10-Year Treasury

2021 also saw a dramatic increase in the interest rates of the 10-YEAR Treasury rates, which concomitantly drove up the rates that banks charged for home mortgages.

Job Market Recovery

The sharp employment reduction that occurred because of COVID, beginning in August 2020, also heighten economic adversity for consumers.  Both the steep loss of jobs in 2020 and the graduated job-market recovery since then are depicted in the graph to the right.

The net result for US homeowners has been an aggregate increase in homeowner equity since 2000 from $5T to $40T.  Now, 40.3% of all American homes have no mortgages and are owned outright by the homeowners.
